
How will Trident market my home or condo?
We will utilize the internet to a great extent. We will list the unit on the most common and popular web sites as well as some lesser known but also effective web sites. Our own web site will become more and more effective as we advertise with Google to achieve a higher placement of our web site on browser searches. We will also use signage around the area to advertise rental availability. The signage program has been very productive in some other areas.
Is there a screening requirement for renters?
For long-term rentals, we screen the renters by running a comprehensive credit and criminal background checks. We also verify employment and income levels. For vacation rentals, our screening begins with our ads which are geared to attract a higher caliber of renters. Web sites are also carefully chosen so that we do not attract the bargain hunters and party groups. During the rental inquiry and information exchanging process, we stress that our rental units quality-oriented and family oriented and that renters must respect the owner's valued property and furnishings. Additionally, we closely observe renters at check in to determine whether we need to monitor the renter more closely during the rental period.
Can I be involved in renting my unit?
In our vacation rental program, we encourage owners to refer renters to us. For those renters referred to us by the owners, a 15% rental commission is charged to the owner instead of the normal 20%.
Am I better off with Trident or with an on-site rental office or large property management company?
There are some advantages to using an on-site rental office. These usually translate to benefits related to convenience. However, usually you are only one of many owners who are using the on-site operation and must compete with many owners for the available renters. There is almost always a concern about whether some units are given more priority over other units and whether the office plays "favorites" when there are so many owners to deal with. Fortunately, when you use Trident, we are dedicated and committed to representing your interests to the best of our abilities. We only succeed when you are satisfied with our performance so we will strive to increase your rental income and make your rental experience a pleasant one.
